Rent Demands

Even in a healthy economic climate it has become more common for tenants to default on their rental payments.  In an unhealthy economic climate the problem becomes worse.

If you are a landlord with a commercial or private tenant who is failing or refusing to pay the rent due it is important that you act promptly as soon as any rent arrears arise so that all alternative methods of recovering the rent can be considered. 

We regularly advise on the most appropriate methods of recovery including:

  • drawing down from the rent deposit
  • pursuing a guarantor (or mortgagee)
  • making a claim against the former tenant if the Lease has been assigned
  • seeking possession of the property and or forfeiture
  • recovering the debt through the courts
