Leases

Leases can vary in length from very short periods of time to 999 years. They set out the rights and obligations of both parties and what rent is payable. As a landlord or tenant you will want to be sure that your interests are protected. Our property experts will take the time to explain to you your lease and will ensure that the terms protect you.

We will draft your lease making sure your interests are protected, but ensuring it is attractive for future tenants. Your lease may include restrictions which will protect the value of your property from the actions of future tenants.

Our specialists can help you to extend the term of your lease by 90 years and will explain to you the process involved in doing this.  As a leaseholder you may meet certain criteria which will make it possible for you to force the landlord to sell you the freehold, giving you control of the building.

Dealing with lease extension and leasehold enfranchisement is an extremely specialist area of law and you must follow the correct procedure. We have dedicated leasehold solicitors in-house who have years of experience in helping leaseholders to purchase the freehold. Your lease will state the restrictions and whether you will need your landlord’s permission to make alterations to a rented property.

If a new lease is required despite there being a lease already in existence an overriding lease can be granted.
