Buy to Let Schemes

Buying a property in order to let it out to private tenants is seen by many as an investment, a means of servicing the mortgage and obtaining surplus income after the mortgage has been paid.

However house prices can go up or down and interest rates can fluctuate. Not all buy to let’s turn out to be the investment hoped for.Buy to let mortgages also traditionally attract a higher rate of interest than normal house purchase mortgages. This reflects the lender's extra risk..

As a landlord you should ensure:

  • you find the right tenant
  • you take up proper references
  • deposits are properly dealt with
  • you grant proper assured shorthold tenancies

We at Hart Brown have specialists who regularly act for individuals investing in buy to let purchases. We will discuss with you:

  • the financial implications
  • the buy to let mortgage
  • what steps you should take once you have bought the property

Should you experience any difficulties with your tenant we can also help you resolve them including taking court action.
