Taking a New Lease

If you are planning on purchasing a new lease you will want to be sure that the lease is:

  • not too onerous
  • does not restrict how you want to live
  • clear about what if any rent is payable
  • clear about the management charges and what they cover
  • clear about how common parts are dealt with
  • clear about your rights

The longer the lease the less restrictions you will want to agree to. Short term leases will include far more restrictions as the value of the property to the landlord is far greater.

At Hart Brown we will check every new lease very carefully. Any problems with the lease if not resolved at the outset will make it more difficult to sell later on.
