- the title information
- the terms of the Contract
- replies to typical enquiries
This will need to be prepared well in advance of the auction so that the necessary details can be included in the auction catalogue.
Most prospective buyers will wish to investigate issues about the title and the property generally in advance of the auction and may raise questions about the property which you will need to provide.
The reason that matters are dealt with in this way in advance of the auction is because the successful bidder at the auction becomes immediately contractually bound to buy the property on the terms on which it has been auctioned. The buyer cannot therefore ask questions and carry out searches after the auction.
